The county Planning Commission on Wednesday night recommended approval of a nearly 504-acre data center campus on the east side of U.S. 1 across from Sage Lane. The Board of Supervisors has the final say.

A request to rezone 503 acres from A-1 (Agriculture) to M-2 (Heavy Industrial) has been submitted by Stafford Technology Campus. The 503 acres are from two parcels – 38-124 and 38-29A. The land is located in the Falmouth district, on the east side of Richmond Highway across from Sage Lane. Proposed proffers would allow the height of data center buildings to be 105 feet, allow six substations on the property and set requirements for substations, and establish tree preservation and noise limit standards. They will also consider compliance for up to six electric substations on 476 acres in lot 38-124.

Stafford County’s Planning Commission will hold its next meeting on July 24. On the agenda is a new telecom tower off the Interstate 95 (I-95) exit 143A ramp.
The 23-acre lot is currently not zoned. VDOT owns the vacant buffer zone between Route 1 and I-95. Nearby land is zoned B-2 (Neighborhood Business) and contains a business park and mixed commercial properties.

The Stafford County Planning Commission recommended approval of a solar farm in the Falmouth District on May 24, 2023.
The commission heard presentations from the project applicant, Kinglet Solar, and from county planning staff, who examined the project, which would sit on Truslow Road, near Locust Street, bordered by Interstate 95.

During a joint Board of Supervisors / Planning Commission meeting on Wednesday, March 29, 2023, officials were told that, as it stands, a 29-building data center campus proposed near the county's regional landfill on Eskimo Hill Road would consume half the amount of made produced daily at the county's water treatment facility.

The Stafford County Board of Supervisors will hold a joint meeting with its Planning Commission tonight at 6 o'clock to discuss data centers and their potential impact on the county.
The public meeting is at the Courthouse Community Center, 29 Stafford Avenue.
