New Retail, Office Space Approved in Triangle

TRIANGLE, Va. — The vision of bringing a village-like setting to Triangle took its first step Tuesday.

The Prince William County Board of Supervisors approved Brady’s Village, a 3-acre mixed use development that will sit to the east of U.S. 1 and is bordered by Brady’s Hill Road and C Street in Triangle.

The planned development will be a mix of street level retail, office space, and a day care center. The approved plan would also allow the developer, Drees Homes, to build up to 12 single family homes if commercial interests in the property do not materialize as planned.

“I’m really very excited because this is the most talked about piece of property in my district,” said Prince William Potomac District Supervisor Maureen Caddigan. “It is the beginning of the village in Triangle. I’ve always wanted Triangle to be a premier community and this really sets the tone for that.”

County officials rezoned the property from a Suburban Residential designation to a newer Village designation, which has been used to identify where new smaller, more walkable neighborhoods will built in the Potomac Communities in Prince William County.

When finished, the village neighborhood at Triangle could resemble Occoquan.

This new development will bring with it new sidewalks for the area and new landscaping, two improvements that have been missing from the area once known for it’s fast food restaurants and gas stations.

But that landscape changed after transportation officials began clearing the roadside businesses as part of a $47 million U.S. 1 widening project approved by voters in 2006. Now nearly complete officials say a new, wider U.S. 1 between Joplin and Brady’s Hill roads should be open by June.

Stipulations set forth by the county require the developer to remove any graffiti that could be painted on the buildings, and officials at Quantico Marine Corps Base urged the developer to warn potential tenants about noise often generated by the nearby base’s munitions tests ranges.
