Supervisors agree to $1 million settlement for old Woodbridge firehouse

WOODBRIDGE — An old firehouse in Woodbridge will sell for $1 million.

The Prince William County Board of Supervisors agreed to settle a lawsuit brought by Fire House Plaza, LLC, owners of the property which housed the FearCliff Skatepark at 14500 Jefferson Davis Highway.

The skatepark’s social media shows the skatepark to have been out of business since 2017, and a phone number for the business has been disconnected.

The building sits on a half-acre of land and has an assessed market value of $378,000. The settlement offer is designed to cover the building owner named in the lawsuit filed in January 2018, Firehouse Plaza, LLC, for up to three years of lost revenue, said Prince William County Transportation Director Rick Canizales.

In cases like these, the county is on the hook for lost revenues and the cost to relocate tenants of existing businesses along the project corridor.

The building is in the path of a transportation project to widen Route 1 from four to six lanes between Featherstone Road and Mary’s Way. The Prince William County Board of Supervisors has been attempting to take the property for the widening project since 2017 and had originally offered $600,000 for the land and building.

The Prince William County Board of Supervisors sold the building to Fire House, LLC in 2007. The building was used as a firehouse for the OWL Volunteer Fire Department until 1987 when a new firehouse opened on nearby Montgomery Avenue.

The 1.3-mile widening project will widen Route 1 from four to six lanes and will include a 10-foot shared use path for joggers and bicyclists, and a sidewalk. The project is expected to wrap up November 2021, according to county documents.
