Marriott to build new 105-room hotel in Fredericksburg

The Fredericksburg City Council has approved rezoning to make way for new hotel suites on Fall Hill Avenue.

The Council recently approved an application made by PrimeCore, LLC on behalf of Maryland based hotel chain, Marriott International, to rezone a four-acre parcel of land off of Fall Hill Avenue.

This rezoning is to allow for the construction of a new 105-room SpringHill Suites hotel as well as nearby fast-food restaurants.

The request had been to rezone the land from a Commercial Highway (CH) Zone to a Planned Development-Commercial (PDC) zone in order to legally accommodate Marriott’s planned building.

There will also be some special exceptions made for the rezoning made, specifically for an outdoor pool in the back of the building as well as for the construction of a fast-food restaurant with a drive-thru window. Both of these items would not be legally feasible without these exceptions.

The land is right next to the Volvo/Mercedes-Benz Dealership. It had originally been rezoned from Residential to Commercial Highway by the Fredericksburg City Council in November of 2016 in order to develop the plot into a car dealership.

The hotel will serve as a lodging option for potential tourism to the city as well as those visiting the nearby Fredericksburg Expo Center and the new Fredericksburg National Minor League Baseball Stadium. Also in that area are the Wegman’s grocery store and a PNC Bank.

PrimeCore, LLC is a real estate development company with offices in both Arlington and Pennsylvania. According to its website, PrimeCore has worked with Fortune 100 and 500 companies such as General Electric and PNC Bank as well as public and private colleges and universities and other state and local agencies.

There has been no word on when construction of the new hotel will take place or when it would be open for business. There is also no word on who would operate the adjoining fast food restaurant.
